Flood Risk
The site is located outside of any fluvial and tidal flood risk zones identified through the Environment Agency’s published Flood Risk Map for Planning.
Information taken from the Environment Agency confirms the site is located within Flood Zone 1, which has the lowest probability of flooding. Flood Zone 1 has less than a 1 in 1000 year annual probability of flooding.
In accordance with the National Planning Policy Framework and Planning Practice Guidance, Flood Zone 1 is suitable for all types of development.
No other sources of flooding have been identified on the site.
Drainage
Surface Water
In accordance with current Legislation and Guidance relating to surface water, the development will be designed so that surface water run-off can be managed through the design of a sustainable drainage system to mitigate flood risk to the site and surrounding area. This will provide a sustainable method of disposing of surface water run-off from impermeable parts of the site.
A number of drainage options have been considered and discharging surface water flows into the local watercourse has been assessed as the preferred option. This strategy will include attenuating flows, before water is discharged into the watercourse at a reduced flow rate.
A variety of sustainable drainage features will be incorporated throughout the development providing ecological and water quality benefits through the dilution, filtration, and settlement of solid particles.
Foul Drainage
A new foul drainage network will be constructed to accommodate the requirements of th proposed development. The proposed network will collect and transfer foul water discharge from the development into the existing public sewer network.
Ecology
An initial site walkover has been completed which did not identify any ecological constraints on site. The habitat survey recorded habitats of limited ecological value, and no further surveys are required regarding badgers, birds or reptiles. The site is assessed to be less than local ecological importance.
The site is subject to a number of ongoing ecological surveys in relation to Bats. However, due to the small size of the site and habitats present it is considered likely there will be limited opportunities for foraging, commuting or roosting bats.
There are no ponds within the site boundary or within 500m of the site.
The Masterplan has evolved to ensure that biodiversity enhancements will be provided on site to improve habitat types and diversity, as well as opportunities for protected species.
