Landscape-led Design
A walkover and Landscape and Visual Appraisal have been carried out on the site and in the surrounding area to establish key constraints and opportunities to inform the Masterplan.
The Masterplan has evolved to ensure the proposed built form is well integrated into the receiving landscape context. Additional tree planting and reinforcement of boundary hedgerows is also proposed to improve habitat connectivity and help filter middle to long distance views from the roads, and footpaths surrounding the site.
Built form has been designed to be set-back from the northern and western edges. This has created an area of enclosed public space which will have natural surveillance from surrounding properties and provides a suitable buffer to the Welford Conservation Area to the north.
Landscape proposals have been designed in with consideration to potential biodiversity enhancements and public open space opportunities, to ensure a high-quality development which is policy compliant with regards to both public open space and Biodiversity Net-Gain.
Site Access and Connectivity
Vehicular access to the site will be provided from Milcote Road via a new priority T-junction. The access has been designed to accommodate all necessary vehicle types and will include measures to support safe and convenient movements for pedestrians and cyclists.
A new footway is anticipated along Milcote Road. The pedestrian footway will connect into the existing pedestrian infrastructure and continue westward to provide a safe and continuous walking route into Welford-on-Avon village. The design and location of the access, including any associated off-site works, will be confirmed through the Outline planning application.
The proposed access strategy ensures strong links to existing sustainable transport networks inn Welford-on-Avon, including established footways within the village and wider network of Public Right of Ways to ensure safe and direct walking routes to nearby services and facilities. Local bus stops are also within walking distance if the site, with regular services to Stratford-upon-Avon, Long Marston, and Pebworth.
For cyclists, the site is well-positioned in relation to the Stratford-upon-Avon and Welford-on-Avon leisure cycling route. This forms part of the National Cycle Network Route 5 and is a predominantly traffic free route providing an attractive option for both leisure and commuting cyclists.
Details of the internal road layout and parking provision will be developed at the Reserved Matters stage and will be in line with all relevant local and national design standards.
