The site comprises a single agricultural field located on the northern side of Milcote Road. The site is bound by hedgerows and trees to the northern, eastern, and southern boundaries. Milcote Close adjoins the western boundary. 

 

The Site is immediately adjacent to the settlement of Welford-on-Avon, which is situated to the north and east of the site. Welford-on-Avon has been recognised as a sustainable location for new housing development by Stratford-on-Avon district Council within their adopted Core Strategy 2011 – 2031 (adopted July 2016). Welford-on-Avon is categorised as a category 2 Local Service Village. Welford-on-Avon has also been identified in a suitable location for growth.
